Gangster-like bad tenant in Ho Ming Wee (Ah How)

This is partly my fault. There was a big room that I wanted to rent out quickly so I didn't do a more thorough check on this Ho Ming Wee aka Ah How. He comes from Ujong Pasir in Melaka. As a result, Ho Ming Wee turned out to be a bad tenant that had the shortest stay of any tenant because I had to ask him to leave shortly after 1 month.

He rented the room from 17th April 2019. From the first day when I passed him the access card and keys, I started having a bad impression. He came late. Not just 10 minutes or 20 minutes late but a good 1 hour late.  He can't really speak English, although he can communicate in bad English in Whatsapp. He did mention that he has a wife before but it didn't occur to me that they also have a baby (as it turned out later, there was more than that). He came with the wife and baby.

One week after Ah How moved in, the other tenants were complaining to me about him. One tenant was telling me that this baby dropped some jelly stuff on the floor causing lots of ants to be crawling on the floor over the jelly stuff. Also the jelly stuff caused the floor to be sticky as people were walking over it. Later, the same tenant mentioned that the baby or Ah How had urine on the toilet bowl rim and didn't clean it so this was causing a stink.

Another tenant was telling me that Ah How really has a attitude problem and behaved like a gangster. He even threatened to go to the police or move out if Ah How continues to be unco-operative and don't clean up after himself after using the toilet or kitchen.

As for me, the landlord, I can't take it when a tenant smokes in the house. Indeed, the other two tenants mentioned earlier saw Ah How smoke in the inner washing machine area balcony. Smoking is a no-no in the house. They even showed me the cigarette butts left on the floor. I went to take a look and indeed there were numerous cigarette butts on the floor. I confronted Ah How but he denied with a gangster-like attitude asking angrily who are those tenants who saw him smoke because he wants to thrash it out with them.

Another thing that irked me was that he had accidentally locked himself in out of the room and since the baby was inside the room, he had to break the door lock. When I found out that the door lock was broken, I told him that he has to replace it immediately. While he said that he will do so on the same day, it didn't happen. After repeated reminders, it took him about 1 week or so to replace it. That is one example showing that he is an untrustworthy person.

Smoking is one thing. Paying rent is another. He was late in paying rent, although I warned him within the first month that if he is late in paying rent, I will ask him to move out. He said okay. When it came to the date when the rent was due, he said that  wasn't able to pay yet saying that he hasn't receive receive his wages or something like that. Then he said that he'll pay on 20th May 2019 after the weekend to which he agreed. 20th May passed by and he didn't pay. Then he said that he'll pay on 21st May after 8 PM after the cheque has cleared. Still didn't happen. So you would expect that it would happen on 22nd May and I told him that if he doesn't pay by then, he has to move out. Then he give other excuse like taking care of his grandmother. He finally paid on 24th May but it was for half the rent. The next day, he gave me the other half.

On 26th May, just as I was leaving the house after checking on it, I saw Ah How come with his entire family. He had two other older children and also a nanny that looked after the baby. And they all came to share the room for 2 nights that I had only intended to rent to he and his wife. Altogether there were 6 people. Even one of the tenants brought it up to me and I agreed.

I talked to Ah How and finally it was decided that he would leave in late May 2019 because I am not going to take any more of the problems and untrustworthiness from him.

Bad tenant in Syangkari A/P Sangara Narayanan

Here is a post of another bad tenant, who is an Indian girl who was supposedly a student in UCSI. Her name is Syangkari A/P Sangara Narayanan from Alor Star, Kedah.

She rented one of my rooms in early December 2018. She was prompt in paying the rent for January 2019 that was due in early January. However, the problem started when it came to early February 2019. Whether true or not, she gave an excuse that her boss has gone overseas so her salary is delayed. She paid the rent for February in early March. Then on the 3rd week of March when I asked her for the rent for March, she gave an excuse that she has to send money to her mom.

Anyway, long story cut short, she didn't pay the rent as she said that she would. Eventually, I had to use the deposit for one month and deposit for another month to "temporarily" to pay the deposit for March 2019 and April 2019 as she said that she'll pay back the deposit later. The "temporarily" turned out to become "permanently" as it turned out later.

This Syangkari has shown herself to be a nasty person. I was kind enough to let her use the deposit to pay the rent when her company was late in paying her salary (don't know whether that is true or she just cook up a story). After the deposit was exhausted, she also didn't pay the rent for May 2019 in which she stayed until 25th May 2019 (I think). She kept on telling me that she'll settle the rent but it didn't happen.

Anyway, she was suppose to settle the rent by Friday, 24th May 2019, and that was her final chance to do so. If she failed to do so, she would have to move out. Anyway, she didn't settle the rent so I told her to move out but I asked her the date and time that she will move out (this would be a proper handover so that I can get back the key and access card).

However, Syangkari didn't have the decency to reply my messages and answer my numerous calls. She also didn't have the decency to return my keys and access card before leaving.

She left quietly and even locked her room door so that I had to spend about 30 minutes to use a hammer to break the door lock in order to gain access to an almost empty room. An almost empty room with some rubbish that I had to throw away. You can see what sort of a person Syangkari is.

People can be kind to her but she returned my kindness with some nastiness. She has shown herself to be not only ungrateful but also an untrustworthy person who will take advantage of others.

Bad tenant in Mohd. Yukarmez Bin Yuhasmadi (Yuka)


I would like to share about a bad tenant that I have. His name is Yuka, with full name being Mohd. Yukarmez Bin Yuhasmadi. He comes from Pasir Puteh, Kelantan.

He started renting a room from me on 29th June 2018. Initially he was okay and prompt in his rent payments. He started being late on his rent payment from 29th September 2018 (for October 2018 rent). This means that there was a sign of potential problem 3 months after he moved in. The excuse that he gave for the delay in paying rent was that his company didn’t pay his salary in time. Anyway, he did pay the rent for October 2018 after some delay but his rent for November 2018 was delayed as well. This time, his excuse was that he put all his money into a shop lot in his hometown and also to buy equipment.

Due to a kind heart, I allowed him to pay the rent for November 2018 using one month of his deposit. Unfortunately, he still continued to delay his rent for December 2018 and January 2019, paying bit here and bit there. He did pay two months rent on 1st February 2019. Then in late February 2018, he told me that his company is not paying salary and he has to file a complaint against the company in the labour office.

To give him the benefit of the doubt, I let him stay on in March 2018 despite knowing that if he doesn’t pay the rent for March 2018, the two months deposit would be completely exhausted. Anyway, I told him that if he can pay the rent and/or top up the deposit, he can continue to stay. Otherwise he has to move out. I would be okay with him if he did a proper handover but he did not. Instead, he didn’t answer my messages and calls to him. After a few days, I suspected that he left quietly. Indeed he blotted his copybook very badly. Not only did he leave without handing back the keys and access card to me, but he locked his room door and I had to break the door lock open with a hammer. Even worse, he left the room in a really filthy condition. He left his out of order computer on the table, rubbish everywhere and a dirty floor that looks like it has not been mopped for half a year. I had to spend a long time just to clean up the entire room and make it look presentable again.

Yuka was certainly a bad tenant in my book. He was a good example of how a tenant should not behave, although he wasn’t as untrustworthy as other tenants that I have experienced. Please beware of this Mohd. Yukarmez Bin Yuhasmadi. His IC number is 910207-03-6071 and his mobile number is 017-6690399. You shouldn’t rent a room or unit to him, let alone deal with him.

Untrustworthy person called Hasbullah with mobile number, 011-16562508

I would like to share my misfortune of encountering someone by the name of Hasbullah. He works as a marketing agent for different companies, one of them is Blue Sky Crew Academy.


I had rooms for rent in a condo located at Alam Damai area in Cheras, near Kuala Lumpur. I advertised those rooms for rent online. Hasbullah contacted me one day saying that he was interested to rent a room. After some time, he agreed to rent the room but I have to wait until 7th or 8th November 2018 when he would receive his salary so that he can pay me the deposit and advance rent just before moving in. I asked him to send me a copy of his IC for me to prepare the tenancy agreement, which he agreed. Usually he would answer my calls when I call him.


Anyway, despite two reminders by Whatsapp, he failed to send me the copy of his IC or even reply my Whatsapp messages. Then I tried to call him but he would not answer my calls, even on 7th or 8th November 2018 when he was suppose to move in. I tried to call him on 9th and 10th November 2018 without success either.


This Hasbullah has shown himself to be an untrustworthy person. He is the kind of person who would string you along if he can get away with it. I would urge anyone dealing with him to exercise caution.

Bad tenant in Muhammad Faiq from Melaka (mobile number: 011-26609952)

I would like to share my experience with a former bad tenant of mine. His name is Muhammad Faiq Bin Mohd Ramli from Melaka who works for GGS Global Sdn Bhd, a contractor in the construction industry. 

He rented a room from me on a 1 year tenancy agreement in a condo in Cheras. Instead of 2 months deposit + 1 month advance rent, he negotiated with me for 1 month deposit + 1 month advance rent. Anyway, just after one month of stay, when I asked for the monthly rent, he said that he has family matters in Melaka and gave excuses that he hasn't gone back to Melaka for quite some time so he can't continue with his stay and tenancy agreement of 1 year. 

If a tenant insists on leaving, it's hard to force him to stay and keep to the tenancy agreement. Anyway, he left but he didn't meet me one on one to do a proper handover. He did not leave cleanly. He left a few items in the room including his two dirty pillows, bedsheet and two pieces of clothes. I had to discard all away. Also, for some reason, the room didn't smell good but I am not sure whether it was body odour or some other source of smell. 

Anyway, please beware of this Muhammad Faiq Bin Mohd Ramli. His phone number is 011-26609952 and his IC number is 981120-04-5029 and he is from Sempang Ampat in Alor Gajah, Melaka. If you ever encounter him, I don't think you should rent a room or house to him. Or at least make sure that you charge him a 3-month deposit, besides the advance rent. Some tenants can be more trouble than worthwhile.
